Heronslea Group to Develop Old Nursery Site, Fordbridge Road?

(3 votes)

The Hertfordshire based company, Heronslea, have indicated their intention to develop the Old Nursery Site in Fordbridge Road and have booked St. Mary's Church Hall on 25th August from 3pm - 8pm to hold a public consultation. Discussions are still ongoing with the local planning authority so further details of the intended development are not yet forthcoming.

LOSRA has expressed its disappointment at the short notice given for this event and we have been advised that the consultation event will be postponed if the pre-application discussions with the LPA have not been concluded in time. We will update the website as soon as we know more.

In the meantime, readers may wish to refer to the latest Keep Kempton Green bulletin 'Developers Circling Old Nursery Site' at the top of this page. As with KKG we are resolutely opposed to the development of our Green Belt in the absence of 'very special circumstances' and, as things stand, it is hard to identify what those 'circumstances' could possibly be.

The Leader of the Council and the Head of Planning Services for Spelthorne Council made their positions very clear at a recent public meeting. Green Belt will not be developed in order to meet a perceived or imaginary housing need. Our local plan makes this very clear.

There was an item on BBC R4 today regarding an announcment by the Govt on the relaxation of small scale housing development in pockets of the green-belt. The caveat was that any development would only be considered if it was solely 'affordable'. If they can't build gated townhouses on the greenbelt will they swallow the smaller margins inherent in affordable schemes & venture don this path?

It's not the national guidelines which set the number of affordable houses in any development - it's the Spelthorne Local Plan, which specifies "up to 50% affordable in any development greater than 15 dwellings, or the site is 0.5 ha or larger". But your point, Johnny, is correct - there are many people on housing lists all over the country who five years ago would have been searching in the private housing market. But developers hate building them, because they have to sell them at cost.

The national guidelines advise a split in any large development on a single plot of 50/50, 'affordable' in the over-heated south-east is pretty much 80% of income earners priced out of the current local housing market. Its weird how people insinuate 'affordable' as another word for social housing which couldn't be further from the truth.
40 years ago 80% of Lower Sunbury housing stock was affordable based of UK skilled worker average wage!

How about making it a rule that only affordable housing will now be allowed to be built in Spelthorne. That'll make most developers run a mile ...

How many more houses are our council going to allow companies to build...... what about a new health centre...... traffic with the new Costco at sunbury cross is going to be a lot more, added to that all the new houses in the avenue and page engineering site plus the other on fordbrige road and the it's not going to happen Kempton Park!!!!! How much can our roads schools and residents bear . Pleased act for the people who voted you in ! The affordable housing prices of these new builds are way out of reach for our children to buy. Let's get real!!!!
